One of my friends told me to pick my battles. When my first child became a toddler, I spent all day saying no. But it’s NEVER happened again in 6 years so does it really need to be in the rules? Things like don’t drink red wine in the bed, because someone did and ruined an entire set of white sheets and a comforter. When I was starting out, anything a guest did that was unacceptable went in the house rules. As you gain experience, you will know what items are truly important and need to be reiterated to the guest. My personal opinion is that guests do not want to read a pdf regarding how much we love our homes and please observe these rules during your stay.
And direct guests to that with a request they read it prior to arrival.
Not the advice you asked for but I would make sure all the important information is in your Airbnb online manual.
